1. The Buyer Benefit Collection ("the Offer") applies to Plots 68, 72 and 75 at Strawberry Meadows, Wigton only. Eligibility should be confirmed with Grisdales Estate Agents prior to reservation.
2. Buyers may select one benefit from the Buyer Benefit Collection, up to a maximum of £5,000: Stamp Duty Land Tax (SDLT), deposit, legal fees, estate agent fees, removal fees, or cashback on completion.
3. The chosen benefit must be confirmed in writing prior to exchange of contracts and cannot be changed thereafter.
4. Where actual costs incurred (e.g. legal fees, removal fees, SDLT) are less than £5,000, the contribution will be limited to the amount evidenced by invoice.
5. Plot eligibility may be withdrawn or amended at any time, including where a plot is reserved, sold, or removed from the offer.
6. Buyers using mortgage finance should confirm with their lender and broker that the incentive is acceptable and will not affect their mortgage offer.
7. The benefit is payable only on legal completion. No benefit is payable if the sale does not complete.
8. Cashback on completion is paid via the buyer's conveyancer and may be subject to disclosure to the buyer's mortgage lender.
9. Contributions towards legal, estate agent, or removal fees are paid directly to the relevant party upon receipt of a valid invoice, and are not payable in cash.
10. Cashback on completion is the only benefit payable in cash. This offer cannot be combined with other promotions unless agreed in writing.
